UPDATE 9/2/24: Referendum voting has closed, no referendum questions received sufficient votes to pass.
At the Special Meeting of the Membership held on Monday, September 2, Board Secretary Frank DiPasquale reported on the voting results in the 2024 Member Referendum.
No referendum questions received sufficient votes to pass. A total of 2,581.3 weighted ballots cast with the results listed below in the infographic.
A motion was made and seconded to close the voting and adjourn the June 10th Special Meeting of the Membership for the purpose of voting on the proposed amendments to the Declaration of Restrictions commonly called the Restrictive Covenants that was duly recessed and continued to September 2.
The vote on that motion, as noted in the unapproved minutes, was as follows:

The purpose of this meeting is to vote on each of the three separate and independent proposed Amendments to the Declarations of Restrictions which would (1) amend Section 12, D of the Declarations, to authorize a Capitalization Fee, equal to the annual assessment; (2) amend Section 8.A of the Declarations to restrict short-term leasing, wherein beginning September 1, 2025, no lot or portion thereof, including any guest house, may be leased or rented for transient or hotel-like use or for any period fewer than thirty (30) days in duration without the prior written approval of the Board of Directors; and (3) amend Section12 of the Declarations to add a new subsection H to establish Board authority to assess charges for violations of the Restrictive Covenants (Declarations), Rules and Regulations.
Recap from June 10, Meeting: At the Special Meeting of the Membership held on Monday, June 10, Board Secretary Frank DiPasquale reported on the voting results in the 2024 Member Referendum. A total of 2,372 ballots were cast with the following results, representing weighted interim votes*.
A motion was made and seconded to recess and continue the meeting until Monday, September 2, 2024 (Labor Day) to coincide with the Annual Meeting of the Membership already scheduled on that day. The vote on that motion was as follows:
