Weekly Report for Week of 03-25-2019

What another wonderful week. Warm temps with Spring being here, and what made it even more special was NO RAIN!! Contractors took advantage of getting outside activities either completed, or almost completed. We really needed it.

Activities that took place this week include the following:

Miller Interiors continued with the exterior sheathing placement of both the Fitness Building, and the Pool House Building. Completion of sheathing is roughly about 97% complete on the Fitness Building, and about 95% complete on the Pool House Building. Now with the Cupola framing completed, the engineer of record for its framing design was on site Thursday to inspect the structure. Everything passed without any deficiencies. Most of the sheathing has been placed on the structure, and will be completed this weekend. Miller continued the exterior framing of the Breezeway Soffit, and Hard Ceiling on the North end of the Facility (new parking lot location). Framing of exterior Soffits, and Hard ceilings will continue through the weekend.

TWE continued the above ceiling rough in of the Pool House, and of the rooms located in the Fitness Center that will receive the drywall ceilings. On Wednesday the crew was able to return to the interior wall rough in of the Fitness Center since Creative Conservation had completed the spray foam and thermal barrier application. A Wall Rough In Inspection is scheduled for next Monday.

Unlimited Plumbing continued working on the plumbing rough in of the Pool House. The shower plumbing rough in was completed along with the above ceiling rough in on Tuesday. This  allowed for their Plumbing Rough In Inspection to be had on Wednesday. Everything passed without any deficiencies. Like TWE, Unlimited returned to roughing in the interior framed walls of the Fitness Center on Wednesday. Their Wall Rough In Inspection will be scheduled sometime around mid week next week. At that time Unlimited could possibly receive their Above Ceiling Inspection as well.

Creative Conservation as stated above completed the application of both Spray Foam, and Thermal Barrier on Tuesday. They spent much of Tuesday afternoon taking care of clean up. This concludes their scope of work.

Kelvic Construction’s subcontractor Stanley Brothers continued where they left off last Thursday after getting close to 3 inches of rain that day with removing, and haul off of all unsuitable soils, along with the grading of the Pool deck, and new walking trail. Stake out  for the Pool concrete deck footprint  was done on Thursday allowing Stanley Brothers to fine tune the grading in this area. They continued grading the area between the pool, and facility building in preparation of beginning ground rough in of all roof drain piping to start on Monday. Stanley spent much of Friday grading the new Walking Trail. Grading completion for this area will be completed on Monday of next week.

Ramsey Masonry finished up the week with the placement of all remaining CMU Shower Walls of the Pool House Men’s, and Women’s Restrooms, and of the Fitness Center’s Family Restroom. Clean up was done of the new parking lot where their materials had been staged before leaving the site on Tuesday. Ramsey will return in a few weeks to complete the exterior column brick, and Cast Stone placement once concrete flatwork has been placed.

ICE completed the placement of remaining ductwork for exhaust fans/ventilation of the Pool House Chemical Storage, and Pump Room. Their Above Ceiling Inspection of this work will be done on Tuesday of next week. This concludes the above ceiling rough in portion of their work. ICE will return once ceiling grid placement begins to complete the placement of HVAC Taps, and placement of remaining HVAC equipment (Condensing Units, and Air Handlers).

This concludes the Weekly Update for the week of 03-25-2019. Hope everyone here at the LOW Association has a great weekend.
