Sealed proposals are invited from qualified contractors for the construction of the Lake of the Woods Golf Course 10th Fairway Project that includes a stormwater management basin, storm drainage improvements, fairway improvements, sand traps, and a green replacement. The project is located at Lake of the Woods, a residential community on Route 3, approximately 15-miles west of Fredericksburg in Orange County, Virginia.
Bids are to be mailed or hand delivered in a sealed envelope marked as follows: Lake of the Woods Association, Inc., General Managers Office, c/o Phillip Rodenberg, 102 Lakeview Parkway, Locust Grove, Virginia, 22508, Golf Course Hole No. 10 Fairway Project. Sealed proposals are due by 2:00 P.M., on Tuesday, March 7, 2023. The proposals will be opened and ranked privately at that time. Negotiations for a construction contract will follow in order of ranking and are scheduled to be completed by March 31, 2023.
A mandatory pre-bid meeting will be held at the LOWA Woods Center located at 108 Fairway Drive, beginning at 1:00 P.M., Thursday, February 2, 2023. An optional site visit will follow the pre-bid meeting.
Any bid (including the Total Base Bid plus all Additive Bid Items) which exceeds two hundred thousand dollars ($200,000) shall be accompanied by a Commonwealth of Virginia Standard Bid Bond, Form CO-10.2, payable to the Owner as obligee in an amount equal to five percent (5%) of the amount of the bid.
Procedures for submitting a bid are contained in the Instructions to Bidders, with is part of this Invitation for Bids. Withdrawal due to error shall be permitted in accordance with Section 10 of the Instructions to Bidders and §2.2-4330A(i), Code of Virginia. The Owner reserves the right to reject any or all bids.
Contractor registration in accordance with Title 54.1, Chapter 11, of the Code of Virginia, is required. See the Instructions to Bidders and the Bid Form for additional qualification requirements.
The design documents containing the information necessary for preparing a proposal are provided electronically with this Invitation for Bids. Printed copies of the bid documents, including the design documents, are also available for inspection at the offices of Ault Clark & Associates, AMT’s Richmond Office and at the Lake of the Woods Association, 102 Lakeview Parkway by appointment only.
