Restrictive Covenants and Regulations
The Board of Directors approved the part-time position of Covenants
Inspector in response to numerous comments from residents regarding enforcement
of the LOW Covenants and Regulations. As residents and property owners, we
all want to see consistent application of the rules on the books, so the natural
beauty and ambiance of the lake properties are maintained.
The inspection process will involve responding to complaints from property
owners, working with owners to resolve any violations, and conducting periodic
inspections of all sections within LOW. Although the Covenants and Regulation
documents are quite extensive, Sections 6 and 8 of the Covenants, and Sections
IV and V of the Regulations, contain the majority of issues to be addressed.

of some of the rules and will facilitate a self-review of your property, relative
to the specific topics.
New construction is covered under Section XVI of the Regulations and is quite
extensive. If you have questions about new construction, please feel free

Restrictive Covenants Checklist

All of the structures and improvements on my property
are approved by ECC. (Section 5)

I have no unapproved fences on my property. (Section

All my vehicles are licensed or are in a completely enclosed
garage. I do not have a vehicle titled or tagged as a truck parked overnight.

My above ground fuel tank is screened by shrubbery or

street, lake or golf course, except on collection day. (Section 8)

My property is not the source of noxious, offensive or
illegal activities. (Section 8)

I have not removed, nor plan to remove any trees larger
than six (6) inches in diameter without prior approval by the ECC. (Section

I have no signs or advertising structures, unless they
have been approved by the ECC. (Section 8)

My RV is not kept on my lot, unless ECC has been notified,
and is not ever used for sleeping/living accommodations while on my property.

My boat and/or trailer is in a reasonably inconspicuous
location. (Section V)

I do not have any dead trees, debris, piles of undergrowth,
etc. on my lot. (Section V)

I do not have personal property, such as lawn and garden
equipment, ladders, building supplies, lumber, toys, etc. scattered about
my yard. (Section V)

I do not have a clearly marked commercial vehicle on
my lot, unless it is being used in a project that is underway, stored in
a garage, or in a location where it is reasonably inconspicuous from the
road. (Section V)

My open decks and porches have been and will continue
to be maintained in a neat and orderly manner. (Section V)

My outdoor lighting is shielded to avoid interference
with drivers or invasion of privacy. (Section V)

My house has house numbers displayed on the front of
the house and/or at the street property line. (Section V)

The covers over my cars, boats, etc. are of muted tones,
not bright colors. (Section V)

I have no unapproved dog pens on my property. (Section
